FEES AND SERVICES Properties are leased by advertising: WE  aggressively market your property to insure it is  LEASED As quickly as possible! - By advertising on numerous Websites & the Multiple Listing Services. INSPECT your property At the time of Management Contract, at the beginning of a lease, approximately every 6 months, and upon tenant vacancy. PLUS periodic drive bys.  Photos are taken by management before and after tenancy. SCREEN applicants - Credit, criminal and eviction history, employment verifications, current and prior residency.  Pay DEBT Service  Pool Service, Landscapers, HOA dues, vendors, etc. Schedule REPAIRS AND MAINTENANCE Should your home require a repair or regular scheduled maintenance i.e. pool svc, landscaping; we will schedule,             coordinate with tenants, check on work being performed and pay vendors. Provide detailed STATEMENTS Every month you receive detailed statements of that month.  Upon year end, a full statement of the year will be provided along with a 1099. EVICTIONS Although every effort is made to work with both Owners and Tenants, sometimes legal action is required.  Black Mountain Realty will file for and follow up should an eviction be required until resolved and/or is vacated. We can also turn accounts over for collection and credit reporting if desired. FEE A one time Set Up fee of $275.00 is collected at time of Management Contract. Set up fee includes: initial property photos,  (virtual tours are case by case), set up accounting of both Owner and Tenant, sign and web advertising.   Set up fee is $500.00 for High End, Luxury and Furnished homes.  A 1 year management agreement is required, at a cost of 10% of rental proceeds.   We work hard to cultivate Long Term Relationships and we look forward to hearing from you! 702-768-4340
